| Not the worst building by any means, but apartments are probably 20-30% overpriced.
Good points include: 1) GOOD LOCATION (near Chicago & State el, gold coast, etc.; 2) STAFF (management office & maintenance & doorman staff are nice & generally helpful); 3) BALCONIES; 4) NOVEL APARTMENT FLOOR PLANS; 5) LAUNDRY ROOM is good.
Unresolveable issues include: 1) NOISE (N. Dearborn St. is on the main northbound run route for CFD Ambulance 42, Engine 42, Truck 3, Squad 1, Command Van 271, Dep Dist Chief 221 -- and you will memorize them all if you live here long enough!); 2) NOISE again (CFD responds to a hairtrigger automatic fire alarm system at Asbury plaza sometimes several times/day -- they should move the firehouse here!); 3) NOISE again (lots of bars, drunks, racing auto engines, and police activity 24-7-365); 4) INADEQUATE ELEVATORS (building needs 4 but they only have 2 plus a freight elevator; you'd better schedule lots of extra time waiting for elevator to get into & out of building!); 5) BAD THERMOSTATS in units (20 years old, can't hold temperature steady; alternately freeze & fry); 6) LOUSY GARAGE (actually shut down for 3 months this summer creating a huge nightmare; Asbury plaza management washes their hands of any garage issues and seems oddly obsequious to InterPark); 7) POOL NOT INCLUDED IN RENT (the management has the nerve to nickel & dime you for the pool after collecting $$$$ for rent); 8) NO SBC DSL HERE (some kind of pulse signal on the phone line from the doorman's station makes this impossible; need to get RCN cable internet instead); 9) LEAKY WINDOWS (both air & noise).
In summary, weak points above make this overpriced compared with similar units elsewhere. Management seems oblivious to all of the above. Would not under any circumstances pay more than $1K for a 1-BR. |
