Only suggestion is instead spending $20,000 on a library/card room that no one will ever use, accept that the demographics of this building have changed in the last 4 years I have lived here. At 50 years old, I used to be one of the young ones...now more than half the bldg is under 40! We dont't need a room to play canasta, we need a larger gym with more equipment and areas where more than 3 people can lift weights at one time without elbowing each other in the face. Move the office to the library on the gound floor ( or at least make it smaller, your staff have the largest workspaces in the city! Use the office area to expand the gym and put in a socal / patry room that can be rented out. Last year, I had to have my kid's wedding in my apartment - I would have paid to have a 40th floor city view and room for 50 people! Those are the amenties that your new tenants are looking for, not card rooms to play bridge. The flat screen TV would have been better used in the gym than the library...I wager money that not even the remaining senior citizens will use that room! And make the sundeck more attactive. The pool area is great but the other side is industrial and unappealling. Some paint, some planters and a few grills and tables would do wonders. This is Chicago, the grilling captial of the Mid-West! The sundeck is huge, let's use it more than 3 nights a year for fireworks! This building is so good, just a few things would make it superb. That and firing the decorator who thought beige textured vinyl flooring was a good idea in a garage....! It was trashed in about 2 weeks.
