The seven floor building has 64 (approx) units, mostly studios with several one bedroom units. The lobby is decorated nicely with hardwood floors and a mirrored ceiling and has the feeling of a small European Hotel. The CTA Red Line is convenient for downtown as it only about 2 blocks away. Lincoln Park and the lakefront are only 1 block away.
Security - Well lit lobby area and entrance. Guests and deliveries must be buzzed in via intercom through your home phone. Security cameras in entrance, lobby and main floor hallways.
Parking - Street parking is difficult especially in the evenings and on the weekends. There is offstreet parking available for a monthly fee (approx $100?).
Appearance/Upkeep - Normally good. Building maintenence generally does a decent job of keeping the lobby area and hallways clean. The laundry room and trash area can be messy at times but this tends to be a result of sloppy tenants rather then lack of maintenance by management.
Management/Office Staff - The owner/manager does not live in the building, nor does she keep regular office hours, but is usually at the building several times a week during the day. She usually can be reached by cell phone or by leaving a message on the voicemail. She seems nice upfront, but can be difficult to deal with at times. She also tends to take the easy way (i.e. cheapest) when it comes to fixing things. If you decide to rent here, be sure to get anything you want repaired or fixed in the unit BEFORE you move in, and agreed upon in writing so as to avoid any problems later.
Maintenance - Most minor maintenance work is done by a regular maintenance man. He is a nice guy, but tends to always be busy.
Condition of unit - Was in good shape on move-in. Freshly repainted in a pleasent off-white color. Hardwood floors were resealed and shiny. The bathroom is large and had been recently upgraded. The kitchens are small and most have a smaller fridge and stove but they were in good condition. Water preassure can be an issue at times in the evenings and on weekends when more people tend to be home. No problems with hot water availability. Units have ample sunlight as the building is next to the parking lot on the east side. West side units face the alley. No central air and to my knowledge none of the kitchens have dishwashers.
Noise level - Mostly a quiet building.
Overall rating - I would rate the place as average. It would be a lot better if the owner was a bit nicer and not such a cheapskate. Also be sure to pay your rent on time as she makes no exceptions when it is late and you will be socked with a late fee. There is an office you can drop it off at about 2.5 blocks away.
